Data Sources
All market data is sourced from publicly available records including:
- Tulsa County Assessor property records and sales data
- MLS transaction data from completed sales (not pending or withdrawn)
- U.S. Census Bureau housing surveys and demographic data
- Federal Reserve Economic Data (FRED) for mortgage rates and economic indicators
Methodology
Monthly reports use rolling 3-month median calculations to smooth seasonal volatility. Year-over-year comparisons use the same month in the prior year. Zip code data reflects completed sales only. All price data excludes foreclosures and short sales unless specifically noted.

If the data says the market is cooling, we say the market is cooling. We do not sugarcoat trends to make agents or lenders happy. Our only obligation is to accuracy.
