July marked the first month since 2022 that the median sale price touched $300,000. Closings came in at 858, above the five-year July average of 821 and up 6.98% year-over-year, on total volume of $315.7 million. Pending listings rose 4.07% to 844.
Unlike June, supply expanded alongside demand. New listings climbed 3.14% year-over-year to 1,214, above the five-year July average of 1,145, and active inventory grew 4.37% month-over-month to 2,367. That pushed months of supply from 2.97 in June to 3.16, back into clearly balanced territory. Year-over-year, however, inventory is still down 2.75% and supply down 7.11%, so the market remains tighter than it was in July 2025.
Price Trends
Median list price at closing and median sale price both landed at exactly $300,000, holding the sale-to-list ratio at 100.00% versus 99.93% a year ago. Year-to-date the median sale price is $289,999 against $279,900 through July 2025, a 3.61% gain. By size, medians ran $175,000 for one- and two-bedroom homes, $265,250 for three bedrooms, $370,000 for four, and $511,000 for five or more. The $250,001 to $325,000 band again led volume at 204 closings, 23.78% of the month.
Buyer Outlook
July offered buyers modest relief. Inventory grew for the second straight month and supply returned above three months, widening selection after June’s squeeze. The trade-off is price: at a $300,000 median, buyers are paying 5.26% more than a year ago and typically meeting full asking price. Homes moved in a median of 17 days, two days slower than June. The best-supplied segments sit above $400,000, where months of supply ranges from 4.81 to 6.36.
Seller Perspective
Sellers continued to capture full list price, with the median sale-to-list ratio at 100.00%. The 17-day median marketing time remains well inside historical norms, though it has drifted up from 15 days in June and 16 days in July 2025. With new listings up 3.14% year-over-year, competition is building; pricing to the market matters more now than it did in June. Homes between $150,001 and $225,000 remain the fastest movers at under two months of supply.
